Conversion and expansion of the OGS Kaldauen in Siegburg
Planning services: Object planning of buildings and interiors
The district town of Siegburg intends to build a canteen with classrooms and an elevator at the Kaldauen elementary school. For the extension at the Kaldauen primary school, a new building body has been planned in recent years in the schoolyard below the existing OGS building. At the time, the planning architect for work phases 1-4 was the architectural firm Gorynia from Siegburg.
For further implementation, the planning services from LPH 5 (HOAI) onwards were put out to tender in autumn 2022. These award procedures were stopped by decision of the BSA, as the use of the bungalow located on the property of the primary school, which was previously used as a caretaker's apartment and was therefore not considered for the extension, is abandoned, so that the building or the corresponding land areas can now be re-planned. Therefore, it was decided to investigate within the framework of a feasibility study, to include these areas in the considerations for the construction of a sufficiently dimensioned canteen, as well as the creation of additional teaching rooms. It was to be examined whether there were fundamental advantages compared to the previous planning for the canteen and the additional classrooms.
This feasibility study was prepared by the architect Gorynia from Siegburg and will be provided in the facilities.
The present procedure relates to the awarding of the object planning services for buildings and interiors in accordance with § 34 HOAI and is aimed at architects.
The services for further specialist planning are awarded in separate procedures. However, planning requires a close coordination process between the specialist planners.
For the object planning of buildings and interiors, the services are to be provided in accordance with §34 HOAI 2021. It is planned to assign the service phases 1 + 2, 3 + 4, 5 to 8 and 9 of the corresponding service profile in stages. Variants 2 and 4 of the feasibility study up to and including performance phase 2 are to be investigated. At the present time, it is unclear whether a trade-by-trade tender and implementation or an award to a general contractor will take place.
Furthermore, the client reserves the right to optionally transfer required further stages and other services individually or as a whole. There is no legal claim to the commissioning of further services.
