New construction of a residential complex with 2 buildings "southern Oberwiesenfeld 2nd BA" with about 300 apartments, 1 Kita and an underground car park at the Schwere Reiter Strasse in Munich for Stadibau GmbH.
In 2010, the urban development competition for the establishment of the Olympic Village, as well as the Media Village, hosted by the LH Munich and the State of Bavaria, took place.
For the area northwest of the Schwere Reiter Street and northeast of the Emma-your-street in the Munich district of Neuhausen-Nymphenburg is currently the existing development plan (development plan with green regulations No. 2053a), based on the designs of the then competition winner, changed.
There is to be a modern and green residential district with about 680 public servants apartments, which connects the city with the northern Olympic Park. The development plan provides for this 4 bars buildings with an underground car park, 3 day-care centers, as well as some areas for (small) trade.
The planners are commissioned in parallel to the B-plan creation.
Subject of the contract is the object planning building (Lph 2-5) for the northern area of the development plan area.
The Stadibau is the owner of the 2nd construction section and is subject to corresponding funding guidelines according to the EOF, Munich Model or KMB.
The VgV procedure covers only the northern part of the development plan area (2nd construction phase) with the buildings 3 and 4 with a total of up to 300 residential units (public serviced apartments), an integrated day care center, as well as all necessary underground parking spaces. The parking space key is 0.8 and it is assumed that about 240 parking spaces.
The two new buildings (buildings 3 and 4) can be planned up to 8 storeys (ground floor + 7 upper floors). The gross floor area amounts to approx. 28,300 m
The buildings are to be built in solid construction or brick construction largely without ETICS. The use of sustainable building materials as well as low-maintenance constructions is an essential design feature of our new building plans. The buildings are partly heavily used; An appropriate housing orientation, as well as facade and ventilation concepts are a central part of the planning.
The energy standard should be chosen so that a KfW Efficiency House 55 or better can be achieved. The buildings currently on the site are being dismantled. The demolition and the construction site clearance are not the subject of the order.
