Measured Term Framework for Maintenance and Minor Building Works

Repair and maintenance services. The value shown demonstrates the minimum spend per lot over the last 12 months, multiplied by the total 6 lots, multiplied by 4 years. This aims to be a guide for bidders only and specific lot information is available per lot description. The primary requirement of the framework is for repairs and maintenance work, however, small works may be included too.


Buidling Services

This lot is mainly for maintenance and repairs to the building fabric. Minor mechanical and electrical repairs and modifications are incorporated only and this schedule can be used extensively across most conventional building types. It includes items such as: framing and boarding floors, walls, roofs / in softwood, oak and ply. Items such as: fire seals, skirting’s, architraves, cutting, chasing for builders work, ironmongery, etc.


Lot 2: Electrical Services

This lot is designed for electrical services maintenance and repairs, with builders work in connection with (BWIC only.) This schedule can be used across most conventional building types and includes items such as: water heaters, immersion heaters and mixing valves, the supply and fix photovoltaic modules, emergency luminaries, heat emitters, lighting, power outlets, distribution boards and control gear.


Lot 3: Mechanical services

This lot is designed for mechanical services maintenance and repairs, with builder’s work in connection with (BWIC) only. This schedule can be used across most conventional building types. It includes items such as: removal and fixing of water meters, water heaters, showers, pressurization units, gas meters, valves and ancillaries, fuel storage tanks, fire valves, hoses, supply and fix gas/oil fired boilers, flue pipes, convector fans, solar collectors, radiators.


Lot 4: Painting and Decorating

External and internal painting and decorating work to properties which consist of public buildings varying in age of both traditional and system built construction. This schedule is suitable for most conventional building types such as: paper hanging, painting, internal and external decorating, all surface preparations leaving work completed to a high quality finish.


Lot 5: Flooring

This lot is designed to meet the high cyclical maintenance demand requirements from the public sector for floorcovering repair and replacement. This includes vinyl floor coverings and carpets.


Lot 6: Glazing

Glazing works will include day-to-day, emergency and routine repairs, and general window/glazing maintenance. This Lot is designed to meet the high cyclical maintenance demand requirements from the Public sector for glazing and window frame repair and replacement. This includes window glass and framework replacement.
