Building planning according to § 34 HOAI 2021 for the project new extension and modernization of Kurhaus Bad Tölz
Gabriel von Seidl's listed Kurhaus is located in the so-called spa district of Bad Tölz in the park, which is also protected as a historical monument.

There is a restaurant and an event hall in the Kurhaus. The house is often used for weddings, conferences, cultural events, but it needs space, which is to be covered by an extension.

Like many historic event venues, the Kurhaus is too small to meet today's needs. There is a lack of adequate foyer, sufficient space for cloakrooms, technical and storage rooms, toilets and other rooms for seminars, etc.
In consultation with the State Office for the Preservation of Monuments, it is therefore intended to supplement a building at the Kurhaus that fulfils the above-mentioned functions, but is only connected underground to the Kurhaus. A separate building is planned, which will be inserted into the western edge of the slope and has no connection above ground to the listed Kurhaus. The current parking spaces are to be relocated to a neighboring plot of land for this purpose.

In addition, modernization measures and alterations are planned in the existing building.
However, in this design task, only the design of the facade and roof is required.

The extension building comprises the following rooms:

On the ground floor there is a representative foyer, as the foyer of the historic foyer is too small, a dark event room with storage, stage and adjoining room, two seminar rooms with tea kitchen,
a wheelchair-accessible toilet, a garbage and storage room as well as a lift and access for the underground passage to the Kurhaus.

In the basement there are warehouses, technical and ventilation rooms, cloakrooms, toilets and the transition to the existing building.

First of all, the expansion is to be realized in a first construction phase. The existing building is then to be realised. The Kurhaus (events and restaurants) must be able to operate during the entire construction period.

The assignment should take place directly after the negotiated procedure.
Work phases 1 to 2 in the building and interior service profile according to §§ 33 et seq. HOAI will initially be commissioned for both construction phases. In addition, work phases 3 to 9 are expected to be commissioned in stages.

Gross construction costs for the overall construction project of cost groups 100 to 700 are currently estimated at around €11.4 million.

Performance level 1 is to be commissioned in autumn 2022. The application for a building permit should be submitted by summer 2023 at the latest. Construction is expected to start in 2024 and completion of the measure at the end of 2025.
