Appointment of Main Contractor via the Competitive Procedure with negotiation for the construction of Phase 5. UCLH currently lease the RNTNE, which expires in 2019. However, the buildings are outdated and are nearing the end of their useful life meaning significant investment is needed to bring them up to modern clinical standards. It is therefore proposed to provide a more efficient, replacement facility at this site where many shared services can be combined. This would make a more efficient use of clinical space, and reduce the need for patients to travel between buildings within the UCLH estate. Following planning permission being granted, the development will also enable the replacement facility to be operational ahead of the lease expiring at the RNTNE in 2019. The proposals look to develop a new building of exemplary quality complementary to the site's setting. The proposals draw precedent from the surrounding townscape and seek to address the transition between the intuitional scale of buildings to the north and the domestic scale of the apartment's blocks to the south. The new building has been designed to accommodate a new state of the art ENT and dental treatment centre, retaining the site's historic medical land use. The facility will be accommodated within the ground plus six storeys, three basements building, with a GIA of approximately 10 000 sqm. The building will be highly serviced, with plant in B-3 and on the roof. There will be equipment on all floors will demand complex engineering and innovative commissioning solutions. The building is situated in a constrained site surrounded by neighbouring commercial and residential properties.
