Building description of the I&C system for the KA high-rise building

The high-rise building of the German Pension Insurance Baden-Württemberg, which was put into operation at the end of 1963, was completely renovated between 2003 and 2008. The high-rise building consists of 20 office floors and another technical floor on the roof as well as two basement floors. Basically, the floors are divided into offices for 1-4 people. The special feature of the I&C technology is that it has been executed axially white on the floors, so that the greatest modularity is guaranteed and the office sizes can be adapted according to the circumstances.

Existing I&C technology:

The German Pension Insurance Baden-Württemberg is planning to migrate the entire automation stations of the high-rise building (from the ground floor to the 21st floor). The switchgear is all ≈ from 2005 to 2009. The automation focus and associated room automation is thus approx. 17 years old and has exceeded its useful life in accordance with VDI 2067.

The technical centers with the automation focal points are located in the basement, in the 1st basement, on the 1st / 2nd / 4th / 7th / 10th / 13th / 16th / 19th floor, on the 1st and 2nd attic floors.

The system technology covers the entire cost group 400 Bauwerk - Technische Anlagen and includes the following data points:

410 sewage, water and gas installations

 420 Wärmeversorgungsanlagen

430 Ventilation and air-conditioning systems

434 Refrigeration systems

440 Electrical installations

450 Communication, security and information technology equipment

460 conveyor systems

470 Use-specific and procedural installations

Further interfaces to the KG 300 Bauwerk - Baukonstruktionen are also available:

330 Exterior walls / Vertical building structures, exterior (window drives)

340 Interior walls / Vertical building structures, interior (anti-glare)

The individual room control (ERR) is located in decentralised black boxes, which are located via

4 axles stretches. On the west side are the black boxes 1-7 (axis 2-30), on the east side the remaining black boxes 8-14 (axis 2-30).

On the black boxes, the data points are connected via LON gateways and include the window drive, the glare protection, the radiator thermal drive, the cooling valve and the light inside and outside. It is operated via a room operating unit (SRM). Depending on the usable area of the individual offices, the room units extend over several axes.

The 2nd floor has already been migrated. The remaining floors are included and taken into account in this scope of services.

The building of Deutsche Rentenversicherung BW is located at Gartenstraße 105 in 76135 Karlsruhe, Baden-Württemberg. The access to the building can be reached via a paved road.

The renovation measures extend from the basement to the 21st floor of the building. The building will remain fully operational during the renovation

The clear room height is approximately:

Basement: 2.87 m

Ground floor: 3.41 m

The gross floor area (GFA) of the high-rise building is approx. 23960 m².

Corridors and corridors are escape routes and may not be used as storage or intermediate storage.

In the high-rise building, the entire I&C technology is to be renovated. The other parts of the building, the doctor's building and the canteen building, will remain in the existing building. The removed spare parts are to be reused for the other parts of the building.

It is planned to renovate 1 floor at a time during ongoing operations. At the same time, service operations should not be impaired and restrictions should be kept as low as possible. So far, there are no plans to outsource employees.

The following schedule is planned: 01.09.2025 - December 2028

The estimated gross value of the renovation at KG 480 Gebäudeautomation is around € 4,500,000

The following services should be awarded:

Technical equipment planning, building automation plant group,

§§ 53 ff HOAI, service phases 3, 5 - 8.

There will be a step-by-step commissioning. In principle, the client shall initially transfer service phase 3 to the contractor .dem contractor.

The client intends to transfer the further service phases of the HOAI individually or in their entirety. The client is free to decide on a further assignment.
