Municipality of Bubenreuth, construction work H7 (roofing work)

Construction work for the conversion of a farm site with a listed residential building and an old barn into a civic center with a museum and a library.

The construction project will be divided into 3 following construction phases:

1) New library, foyer and hall including basement

2) Conversion and renovation of best barn to museum

3) Conversion and renovation of the best residential building (single monument)

The present contract notice relates to all three construction phases.

General project description for all construction phases:

The former residence of the Hofstelle will in future be used as a community house/community workshop. The sandstone facade will be preserved and will only be reworked in the necessary places. The windows are being replaced, shutters are being put back in place.

The ground floor houses rooms for community workshops, caretakers and catering kitchens with a café in the former stable room of the residential building. Here, the ceiling cannot be held and is replaced by a new wooden beam ceiling.

On the upper floor, offices are planned for property management and museums. The ceiling above the upper floor is thermally insulated. The DG will not be expanded. The interior fittings such as floors, doors and plaster are preserved as far as possible.

The architectural monument will be extended with the same cross section in the east and integrated into the new building.

The existing intermediate building and part of the barn are dismantled and replaced by a new building. The new, 2-storey connecting structure with pitched roof between the monument and the barn takes up the eaves height of the monument and closes the courtyard complex on three sides. The two existing buildings lead visitors via the Werkhof to the entrance in the new building. Here you will be welcomed by the foyer with museum shop, info, etc.

Information furniture, a ticket machine and lockers are available for visitors in the foyer. A large airspace links the entrance area on the ground floor with the foyer on the upper floor. The ground floor foyer provides access to the library, lockers, sanitary rooms and multifunctional rooms in the barn.

A single-flight staircase or a lift takes visitors to the upper floor. The hall and the permanent exhibition are connected here. In the east, the rear garden courtyard is connected via a portico. This means that this area can also be used for events and shows the necessary escape routes from the upper floors.

The permanent exhibition on the upper floor of the barn consists of an upstream kick-off zone with a false ceiling and the roof-based exhibition space. The building services (ventilation system) for the exhibition will be installed above the kick-off zone. An additional staircase on the gable side serves as an escape route and at the same time forms a tour, e.g. during special exhibitions on the ground floor of the barn. By raising the barn roof, the permanent exhibition space can be used barrier-free without any space restrictions.

The basement below the new building is accessible by lift and non-public stairs.

It houses technical rooms, warehouses for the hall, library, cold stores for catering and the museum depot with archive, depot, preparation, quarantine room and storage room. The technical installations are laid visibly on the walls.

Construction and structure:

The construction of the residential building monument remains unchanged, and a new wooden beam ceiling is built into the stable room.

The barn is being dismantled in the northern part, the southern part with the brick façade is preserved. The roof structure is raised so that the ensemble receives a circumferential roof edge.

The new timber construction combines monument and barn. The existing intermediate building (stable and storage buildings) will be dismantled.

The basement is designed as a white reinforced concrete tub to be watertight.

Flood protection:

Flood protection was implemented by the municipality outside the building site. Due to the use of existing buildings and barrier-free access, the floor level on the ground floor cannot be raised.
