Leipziger Wohnungs- und Baugesellschaft mbH intends to award services and deliveries that are necessary for planning from service phase 5 HOAI and construction of the building, the outdoor facilities and the development of the housing project Robert-Schumann-Straße 2,4,6,6a / Grassistraße 32 in 04107 Leipzig.
The client intends to build a building complex with five contiguous residential buildings (houses 1-5) on parcel 844/11 in Leipzig Zentrum-Süd.
The building plot is bordered by Robert-Schumann-Straße in the south, Grassistraße in the east, Ferdinand-Rhode-Straße in the west and neighbouring buildings in the north. The surroundings of the planning area were superficially characterized by block edge buildings from the Wilhelminian period. However, new buildings in recent years have led to a mixture of urban planning standards. A direct connection to public transport is a few minutes' walk away.
The property is within the scope of the valid development plan No. 23.1, which provides for a closed block edge development and is based on the adjacent neighboring development in Ferdinand-Rhode-Straße. The houses each have seven above-ground floors with a total of 104 residential units. The building is essentially basement; houses 1 and 5 have no basement adjacent to the neighbouring buildings.
The resulting residential units should in part comply with the requirements of the Saxon State Ministry of the Interior's guideline for promoting the creation of rental price and occupancy-based rental housing in terms of their size and layout.
The building is to be planned and constructed in the Efficiency House 55 standard. The client was granted funding within the framework of the "Federal Funding for Efficient Buildings" (BEG) for the Efficiency House 55 – NH Sustainability Class. Certification with the "Quality Seal for Sustainable Housing" (NaWoh) in conjunction with the "Quality Seal for Sustainable Buildings" (QNG) is planned.
The construction project is put out to tender by the client on the basis of the planning basis sufficient for the tender for further planning and implementation by a general contractor (CONTRACTOR). This functional construction, quality and service description includes all services of the Contractor for the planning and implementation of the construction project, including associated services for construction management and documentation.
