The present public contract aims to designate an architect for the design to renovate social housing according to current standards and norms used by the Flemish Social Housing Agency (VMSW) (design guidelines included in the basic work 'design guide social housing construction VMSW 2017' and the budgetary limitations determined in the FS3 simulation table, for Inter-Vilvoordse 95% is set as a maximum).
The architect leads and coordinates a design team that may, in addition to him, consist of a design office / engineering engineer and design office / engineer stability, an EPB reporter, a ventilation reporter, a safety coordinator, etc.
The architect is responsible for, among other things, the preliminary study, dialogue with the contracting authority, the drafting of the draft design, the preliminary design, the final design, the basic tendering work file, the preparation of the applications / documents for the necessary (environmental) permits or notification obligation, the tender documents, the examination of the tenders submitted. He is also responsible for, among other things, checking the work carried out, leading the site meetings, drawing up the site reports, directing the design team, assisting the contracting authority with the provisional and final delivery, etc.
In short, the architect is responsible for the entire architectural assignment and will be reimbursed according to the wages and contracts design team of Inter-Vilvoordse Maatschappij voor Huisvesting that are attached to this publication.
IVMH is planning renovation work on ± 123 single-family homes spread across Machelen and Diegem.
There are:
- 78 houses for which a total interior and exterior renovation must be provided (= 7 types),
- 6 flats for which a total interior and exterior renovation needs to be provided and where 2 flats (current duplex) are converted into 1 home (1 type),
- 20 flats for which a renovation of the exterior and refreshment of the interior must be provided (= 3 types),
- 19 houses (of which 15 houses and 4 flats) for which a renovation of the exterior must be provided (= 8 types) and for which a check must be made as to whether a freshening up of the interior is necessary.
