Property planning services according to § 34 HOAI LPH 1-9

Project scope:

On behalf of the City of Nuremberg, WBG KOMMUNAL GmbH manages an approx. 9,884 m² GFA 5-class primary school with afternoon care facilities and an associated approx. 1,935 m² GFA 2-fold sports hall [total approx. 11,819 m² GFA]. The property to be built on with a total size of 13,931 m², in the new district "Lichtenreuth", is designated in the legally binding development plan no. 4635 (Hasenbuck Süd) of 09.10.2019 as a municipal requirement area [school - GB1]. On the site of the former Südbahnhof between the Hasenbuck and the Volkspark Zehnteich, new residential units, local supply facilities, day-care centers and a neighborhood park will also be built. The new Nuremberg University of Technology will also be located here in the future. However, the measures are not covered by this procedure.

Budget:

The client has estimated costs of EUR 26 million "net" KG 200-700 and EUR 18.9 million net KG 300-400 for the aforementioned measure.

Assuming a distribution between KG 300 and 400 of 70% to 30%, the determination of the HOAI object planning fee results in EUR 17.7 million net chargeable costs.

Scope:

The tendered services of object planning for buildings in accordance with §34 HOAI are commissioned in stages. At a minimum, level 3 services are awarded. If they are commissioned, further service phases will be commissioned in whole or in part, in the following stages:

Stage 3: HOAI performance phase 5 - 7

Stage 4: HOAI performance phase 8 - 9

The contractor is not entitled to the commissioning of further services or level 4 [in whole or in part]. No additional fees or claims for damages can be asserted from the step-by-step commissioning.
