The project concerns the modernisation of four factory buildings at the ÜAZ Holleben Südstraße 4A site in 06179 Teutschenthal, each with four training units. At and in the four workshop buildings from 1995 with a total of 16 training units, there are structural and technical defects due to their age. In addition, the use of sanitary and changing areas is impaired. A reorganization is required.

The object of the contract are services object planning building according to § 34 HOAI of the work phases 2-9 (stepwise commissioning) for the project described above.

The object of the contract are services object planning buildings according to Part 3 Section 1 HOAI. The project is a construction project funded by the Federal Ministry of Education and Research and the State of Saxony-Anhalt. Funding is provided on the basis of the "Joint Guidelines for the Promotion of Inter-Company Vocational Training Centres (ÜBS) and their Further Development into Competence Centres", the ancillary provisions for grants for project funding mentioned therein and taking into account the requirements of the Guideline for the Implementation of Funding Construction Measures (RZBau). Bau Bildung Sachsen-Anhalt e.V. is an educational service provider for the construction industry in the federal state of Saxony-Anhalt. The project is intended to modernise the four factory buildings at the ÜAZ Holleben site. The construction project is carried out during ongoing training operations. Therefore, it is necessary to carry them out in sections.

The following measures from KG 300 are required:

Modernization of the exterior windows and skylights including all adaptation work as well as eight smoke extraction domes in the corridors.

Modernisation of 16 hall doors in the exterior façade.

Renewal of all interior doors and fire doors including frames.

In the course of the overplanning and conversion of the changing rooms and sanitary facilities, the non-load-bearing interior walls will be removed and replaced by new walls, and door openings in the corridor walls at the sanitary areas will be enlarged and moved.

Modernisation of the floors including substructure in the workshops and traffic routes in accordance with the Technical Rules for Workplaces and Accident Prevention Regulations.

The suspended ceilings of the necessary corridors will be dismantled for the new installation of technical pipes and then restored in a classified fire protection manner.

The suspended ceilings in the sanitary facilities and the changing rooms are worn out and will be completely renewed in the course of the reorganization of these areas.

Reorganization and modernization of the existing sanitary and changing facilities according to the current Technical Rules for Workplaces (ASR) including modernization of the floors as well as renewal of the screed, modernization of wall surfaces and suspended ceilings, construction of new interior walls and door openings in the corridor walls.

Dismantling of the installations to restore the requirements for 'necessary corridors' in accordance with the approved escape route system.

In the course of the modernization of the technical system components (KG 400) such as the ventilation system in the halls, structural adaptation work is required.

Repainting.

Demolition and disposal of wall and floor coverings, suspended ceilings, doors, non-load-bearing walls, sanitary areas as well as dismantling of old pipes, plant components, etc.

The four factory buildings are single-storey buildings without basements and have a total gross floor area (GFA) of 6,762.83 m² and a gross volume (BRI) of 36,857.16 m³. The estimated construction costs KG 300-400 are expected to be approx. 6,100,000 EUR/gross.

A catalogue of measures and space programme confirmed by the funding bodies must be taken into account in further planning.

The provision of services performance phase 2 is expected to take place after commissioning from 01.03.2023 to 10.04.2023 and the services of performance phase 3 from 01.05.2023 to 31.08.2023.

The service provider shall be provided with planning offices for the technical building equipment by the client.
