Procedure with proposed solution: New construction of multi-storey car park Kolbermoor - services of object planning for buildings and interiors according to §§ 33 ff HOAI - LPH 1 - 9 (further information - see II.2.4 and tender documents).

The object of the order is the provision of step-by-step commissioning services of object planning for buildings and interiors in accordance with §§ 33 ff HOAI - LPH 1 - 9;

The city of Kolbermoor intends to build a multi-storey car park with at least 200 parking spaces on the site of the existing P+R car park on Haßlerstraße. The size of the available construction site is approx. 2,604 m². The location of the multi-storey car park to be built is the result of an urban planning competition held in 2018, which aimed to reorganise the city centre and redesign the station environment. The additional parking facilities are intended to improve the revitalization of the city center in the historic city center. The measure is intended to remedy the development of ground-floor parking garages. In terms of design, the multi-storey car park is intended to form a demarcation between the inner city area and the railway site. In terms of design, the multi-storey car park must blend into its surroundings in such a way that it is perceived as belonging to the city centre. The development of the multi-storey car park is to be planned taking into account the expected streams of pedestrians and cyclists due to the current route. The construction area is located in the unplanned interior area according to § 34 BauGB. The city of Kolbermoor intends to draw up a qualified development plan for the construction site parallel to the planning of the multi-storey car park. Parking spaces and the roadway in the multi-storey car park must comply with the following size requirements: Width of parking space: 2.70 m; Length of parking space: 5.50 m; Width of roadway: 6.00 m. If possible, natural ventilation and lighting through an open façade or façade openings should be provided. The existing public toilet building is to be preserved as a matter of priority and, if possible, integrated into the design. The costs of the project are currently roughly estimated at approx. € 4.6 million net (construction costs of cost group 200 – 500 within the meaning of DIN 276:2018-12). The timeline of the project is currently planned as follows: Start of planning: end of 2023; Start of construction: spring 2025; Completion: autumn 2026.
