Architectural service according to §34 ff HOAI, service phases 3-8, for the construction project "Creation of accommodation" in the Gäuboden barracks Feldkirchen.

There is a need for approx. 355 individual accommodations with individual wet rooms, as well as several shared accommodations and functional rooms. The accommodation and function rooms will be accommodated in the building stock in buildings 4I-6II (snake construction) and 8-11 (comb construction).

In the Gäuboden barracks Feldkirchen, there is a need for approx. 355 individual accommodations with individual wet rooms, as well as several shared accommodations.

In addition, there is a need for a number of functional rooms for the company.

The accommodations and functional rooms will be housed in the listed building stock in buildings 4I-6II (snake building) and 8-11 (comb building). The two-storey buildings with basements were erected in the years 1936-38 in solid construction.

Overall, the appearance of the existing buildings is to be largely retained. The floor plan, the spatial orientation, the corridor layout and the high-quality materials were often used and varied in the barracks buildings in the 30s according to the guidelines of the Army Construction Administration. The uniform design of the stairwells and corridors is characterised in particular by the use of Solnhofer panels as flooring and as half-height wall cladding in the corridors.

The mostly floor-to-ceiling parlour doors with skylights and chamfered reveals, the segment-arched wood-and-glass door elements at the ends of the corridors or the visible reinforced concrete ribbed ceilings and the stairs built from solid block steps made of Bavarian Forest granite with forged metal balustrades in the stairwells are also characteristic.

In accordance with the specifications and requirements of the State Office for the Preservation of Historical Monuments, the planning follows the premise of leaving the characteristic design of the traffic routes as unchanged as possible and carrying out necessary changes only within the parlors and service rooms. The installation of additional new door openings in the corridors is to be limited to the minimum necessary.

In order to implement the space program, rooms are divided, partition walls are demolished and individual wet rooms are installed.

The construction project will be divided into 5 construction phases.
