The subject of the contract is the revitalization of the area of the Queen Luiza Adit located at Wolności Street in Zabrze – Reconstruction, reconstruction, extension of building 7a, i.e. rooms recessed in the ground between the retaining wall and the basement of the Prinz Schoenaich building, along with a change in the use from a warehouse function to a service function.
Characteristics of the existing state:
The rooms recessed in the ground (building 7a) have one floor with a different level of floor and vault. The approximate building area of the rooms recessed in the ground is about 240 m2, while the cubic capacity is about 900 m3. Various installations probably run through the rooms.
Retaining wall made in a traditional brick construction made of ceramic brick and stone. The technical condition of the retaining wall is bad. Numerous secondary structural changes weakened the structure. In addition, the static of the wall is adversely affected by the load resulting from backfilling of adjacent rooms (7a).
Basic scope – Stage I comprising:
a) Demolition of ceilings and their remains, as well as steel beams of the flyover,
b) Removal of soil and debris along with internal walls to the level of the designed floor,
c) Demolition of external side masonry walls,
d) Demolition of the front brick wall from the side of the basin to the extent necessary for the implementation of construction works,
e) Dismantling of the existing and construction of a new external sanitary sewage pumping station due to collision with construction works,
f) Dismantling of chillers in collision with the investment
g) Dismantling of a lighting pole colliding with the planned investment,
h) Protection of excavation walls in accordance with the developed technology of technical documentation,
i) Execution of reinforced concrete walls,
j) Execution of external insulation,
k) Raising the foundations of the Prinz Schoenaich building (object 7),
l) Execution of a reinforced concrete foundation slab on the ground,
m) Construction of reinforced concrete stairs enabling access to the Prinz Schoenaich building (object 7),
n) Execution of a reinforced concrete roof with its insulation and drainage,
o) Installation of door and window joinery,
p) Execution of plumbing and atrophied heating installations carried out in wall furrows,
q) Execution of plumbing and underfloor heating installations together with a chamber for sanitary sewage pumping stations,
r) Execution of electrical and low-voltage installations carried out in wall grooves,
s) Execution of electrical and low-current underfloor installations.
Basic scope – Stage II comprising:
a) Reassembly in a new location outside the investment area of a previously dismantled lighting pole along with the implementation of electrical network spacers in this respect,
b) Reassembly of previously dismantled refrigeration units along with the reconstruction of the necessary refrigeration installation, installation of an additional unit servicing the planned investment and construction of foundations for aggregates,
c) Reconstruction, repair and renovation of the retaining wall between the basin at Wolności Street
and rooms recessed in the ground.
Implementation conditions:
Construction works will be carried out in the active complex of the Coal Mining Museum. For the duration of the investment, tourist traffic will be carried out in the adjacent area. The construction site should be organized in such a way as to provide visitors with permanent access to all objects subject to sightseeing. The contractor of the investment at his own expense and with his own efforts will make communication routes properly fenced with fixed spans, secured, marked and illuminated.
Entry to the basin is via a tunnel under an existing building with a height of 3.30m and a width of 3.15m. The Contractor is obliged to take into account the difficulties related to communication and transport in the overall costs of the investment.
