Strukturförderung Braunschweig GmbH is planning the renovation of the city hall in Braunschweig, which is a listed building. As part of the awarding of the planning services required for this, an engineering office for the field of technical building equipment is to be committed on the basis of the attached task description. These are primarily implementation planning services and, in part, design and approval planning services.
The city of Braunschweig, represented by Struktur-Förderung Braunschweig GmbH, is planning an extensive renovation of the building fabric and technical building equipment of the Braunschweig City Hall, which was built in 1965.
In 2017, a comprehensive determination of the need for refurbishment was carried out on the basis of an as-built analysis by the engineering firm iwb, Braunschweig. The determination essentially highlighted the following points: architecture, supporting structure, fire protection, technical building equipment, electrical engineering, event technology, pollutants, acoustics/sound insulation, evacuation and thermal building physics.
The as-built analysis has shown that almost all existing technical building equipment needs to be replaced. Further details can be found in the appendix "Explanatory report draft, as of 22.10.2021 - update of the building permit" by the engineering firm iwb, Braunschweig. Based on the as-built analysis, iwb developed a design plan for the following trades:
• Heating / Cooling
• Ventilation
• Sanitary
• Sprinkler
• Building automation
• Electrical engineering (high and low current)
• elevator systems
In addition, there is a fire protection concept from HHP Süd with a smoke extraction concept, which is part of the building permit. In the building permit, a condition precedent was issued for this concept, which was included in the above-mentioned explanatory report.
On the basis of this design planning and the building permit, a complete implementation planning according to service phase 5 / HOAI is to be provided. In addition to the above-mentioned existing design plans, the contractor's area of responsibility also includes planning up to the execution of the following trades:
• Rainwater drainage of the roof, façade and adjacent outdoor surfaces
•Lightning
• Design of photovoltaic system
• Coordination with stage and media technology in parts (stage technology is assigned separately)
In this context, all planning services necessary for the project must be provided by the contractor. This includes all the services required for the success of the project. Analogous to the HOAI, these are service phases 3 and 4 (in parts) and 5 (presumably all basic services as well as special services in parts).
