Leaparken nursery (Solhaug school), is located in Leaparken, Jacob Aalls vei 26, it was built as a private residence in 1899, and has, since Bergen municipality purchased the property in 1920, been used for different teaching purposes until summer 2014. The objective of the renovation is to establish a nursery in the buildings. The main house has historical/antiquarian values and the project has been developed in cooperation with the Cultural Heritage Management Office. The project includes the main house with extensions, gym building with extensions and the construction of a new pram shelter as well as upgrading the fenced outside area. Complete upgrading of the water and sewage installations and new supply from BKK network station.
There will be restrictions in the construction period on driving to and from, as well as parking on the property. Contractors are encouraged to use public transport.
General:
The development plan for the nursery and the park are being prepared, the intention of the planning work is to facilitate a nursery without a car park as well as a public park.
The Green Agency is responsible for developing the park, including surface water problems and footpaths in the park with lighting as well as cutting trees. This work is not a part of this contract, but will be carried out parallel to the renovation of the buildings.
Progress of the development: Second hearing in spring 2016.
The external water and sewage installations shall be renewed up to the connection at the junction Finnbergåsen/Jacob Aallsvei.
This work shall also include the pump manhole and renewal of the water and sewage installations for other houses/sites in the park. BKK will establish new access from the network station at Finnbergåsen 22. The contractor in this project shall include the necessary ditches for this. Parts of the route will be carried out in cooperation with the Green Agency.
Main house — renovation/extension.
The existing building shall be renovated, the roof and windows are to be replaced, external panelling shall be renovated and paint removed. The floor dividers and roof shall be levelled and insulated, outer walls are not to be insulated. The current shelter is to be removed in order to make room for an extension with a new entrance area and cloakrooms. The current floor on the ground floor shall be completely removed. New foundations in the form of a cast wall shall be established for supporting log walls. Filling in and a new floor on the ground with a pipe system casted for water-borne heating. The floor on level 2 is to be removed, the stump loft with content/clay is to be removed and partial new joists/levelling the joists and a new floor is to be established. Log walls shall be strengthened with ‘stretch fish’ in both floors. The building has settlement damage and damage to the supporting constructions after a fire in the 1980s. The existing main entrance with doors and a hall over two floors, with a gallery and skylights shall be reinstated to its original condition/kept. All the current technical installations are to be removed, new installations for all the technical installations. Technical rooms including a sprinkler centre, heat plant and ventilations installations are to be established in the basement, there will also be a ventilation room on level 2. The building shall have sprinkler installations. The building will have a lift/lifting platform. The ground floor includes the nursery departments, level 2 is the personnel department. TEK 10/low energy standard (exemption from energy) applies for the renovation.
Gym building — renovation and extension.
The existing gym building from 1977 shall be extended with an extension, renovated internally and externally. Removal of showers, facilitating cloakrooms, toilets/nappy changing rooms, technical rooms, office and kitchenette. A living room/playroom and an activity room with a climbing wall shall be established in the hall. New technical installations. Under dressed joists (ethernite) are to be removed/cleared from the blind basement.
Pram shelter — new building.
