Koelnmesse GmbH is planning the new headquarters building for around 750 employees. For this purpose, the current exhibition hall 3 is to be demolished without replacement. For the new building, an open space office space concept with activity-based working and desk sharing can be assumed for the functional area office. Against this background, around 400 jobs will be necessary for the number of employees in the v.g. Other functions include reception & foyer, conference area, kitchens & canteen, delivery, miscellaneous. The building is to be planned according to sustainability aspects, be CO2-neutral and be certified according to DGNB Gold (possibly platinum). The BIM method is used. During the construction phase, the knife operation of the surrounding hall and connecting structures must be maintained. The adjacent exhibition halls or connecting buildings are to be integrated into the new building or partly renovated.

The new building is intended to offer modern office concepts for around 400 workplaces in the functional area of the office and at the same time be flexible and open to future changes. Other functions include reception & foyer, conference area, kitchens & canteen, delivery and other usable space. The building is to be planned according to sustainability aspects, be CO2-neutral and be certified according to DGNB Gold (possibly platinum). The BIM method is used. For this purpose, the client intends to award the necessary general planning services in stages. The services of the general planner include in particular the following service profiles:
- buildings and interiors
- Structural design
- Technical equipment
The AG expects proposals from the bidders in the award procedure as to how the construction task should be solved. This "study development" mainly concerns services in the field of object planning. The proposals for solutions developed by the bidders through the study development are evaluated with the help of an expert committee. Tenderers who submit an eligible tender receive compensation for participating in the procedure (see Section VI.3).
