Project planning services (Lph. 1 to 9 - stepwise) for the general renovation of building section III of the Kaufering secondary school.
The subject of the present call for tenders are project planning services according to the service phases (Lph.) 1 to 9 (within the meaning of § 3 HOAI).
The project planning services are commissioned step by step, as far as expected subsidies for the respective stage are granted, as far as the financing is secured and as long as there are no serious reasons against a subcontracting. These are such reasons that would entitle the client to extraordinary termination in the event of an order already placed.
The Kaufering middle school was built in 1971/72 as a reinforced concrete building with a curtain wall.
The windows were completely renewed in 2009 and replaced by double-glazed elements.
The skylights of the auditorium were replaced in 2017 and supplemented with a fall-through protection.
Objectives of the renovation:
Due to the age of the building, the materials used and the existing obsolete technology there is an urgent need for redevelopment. In the meantime, significant levels of pollution have been detected in the area of the ceilings. The heating does not work for the most part. The obsolete heating technology can not be repaired due to missing spare parts and runs provisionally in manual mode.
In order to realize the implementation of the individual renovation measures economically, a general renovation of the building part III is given instead of individual measures.
In this case, the expected construction process and the requirement of keeping the current school operation in the school building as complete as possible require the renovation to be carried out in 2 construction phases.
For the implementation of the general refurbishment, the following planning services are procured elsewhere and are not part of the present award procedure:
- HLS planning LPH 1-9,
- Electrical Planning LPH 1-9,
- Structural design LPH 1-6,
Fire protection planning LPH 1-9,
- Building physics LPH 1-9,
- SiGecoordination during the construction phase.
The planning and monitoring services are to be provided in such a way that the deadlines and economic requirements for the general renovation are met.
The dependencies of different individual services and trades are to be taken into account already from the design of the first construction phase. One example is the interaction between façade planning and ventilation, which is to be designed by the contractor.
A sustainable, meaningful home technology concept taking into account the user-friendliness and the permanently required maintenance effort is required.
Different funding opportunities must be additionally presented in the design phase (already remunerated as part of the basic services), so that the widest possible use of the funding opportunities can be used. Funding for façade and roof renovation amounting to EUR 1.0 million has already been approved (KIP-S).
Due to the urgency described above and the already approved funding, the planning services must be provided promptly, but at the latest within the contractual deadlines. In order to avoid unnecessary time losses due to the need to work in, it is intended to commission the planning services of phases 1-4, 5-7 and 8-9 in stages, but in good time.
