As part of this public procurement, the following activities are included for each of the separate positions: Activity 1 – preparing an investment project in the working phase; Activity 2 – implementation of construction works according to the approved investment project; Activity 3 – conducting author supervision during construction.

LOT-0001
“Building with administrative address Haskovo, Blvd. ‘Săedinenie’ No. 37”.
The surveyed building located at Blvd. ‘Săedinenie’ No. 37, in property plot 77195.711.221 according to the cadastre of Haskovo, is a fifteen-story building with a basement and was built in 1962.
The basement at -6.40 meters consists of storage areas, a boiler room, and tanks. Part of the storage areas has been combined and converted into a “Café-club”, which has not been functional for years. The boiler and tanks are also not operational. Equipment has been removed, and the premises are empty and unusable.
The retail level consists of two shops, a beauty salon, a hydrofor room, and a transformer room. On the ground floor at level ±0.00, there are three apartments and an entrance to the living part, which is oriented to the north. From the first to the twelfth floors, there are four two-room apartments on each level. Each apartment consists of two rooms, a kitchen area, a bathroom, and a balcony.
Vertical communication in the building is provided by two-winged reinforced concrete staircases and two elevators. Currently, only one elevator is operational.
On the attic level at +36.25 meters, there are two machine rooms and an atelier.
The building is with a monolithic skeleton-beam structure consisting of reinforced concrete foundations, columns, slabs, beams, and plates. The external and partition walls are brick and non-load-bearing.
The roofing structure of the building is reinforced concrete, consisting of a reinforced concrete horizontal roof slab and edges along the contour of the building. To form the slopes of the roof, a cement screed was used, and bitumen waterproofing membranes were used for roofing.
Water drainage is internal through funnels and downpipes.
During the operation of the building, a large part of the facade joinery has been replaced with PVC and AL joinery. In places, there are still old wooden or metal frames that have not been replaced.
In the graphical part of the architectural survey (attached to this order), all types of frames on the floors and facades are marked.
All facade planes have been completed with colored external plasters.
In the common areas of the building (vestibules, staircases, corridors, and floor landings), a mosaic is installed on the floors, latex has been applied to the walls and ceilings in the corridors. In individual rooms: floors – granite tiles, balatum, or laminated parquet; on the walls and ceilings, latex has been applied.
In the sanitary rooms: floors – mosaic or granite tiles; on the walls – faience; on the ceilings – latex.
In the basement, the walls and ceilings are plastered, and the floors are cement screed.

“Building with administrative address Haskovo, Blvd. ‘Georgi Sava Rakovski’ No. 23”.
The surveyed building, located at Blvd. ‘Georgi Sava Rakovski’ No. 23, in property plot 77195.713.288 according to the cadastre of Haskovo, is a ten-story building with a basement and attic floor and was constructed in 1971.
The basement at -2.50 meters consists of storage areas, a boiler house, tanks, and corridors. The boiler room and tanks are not operational. The boiler equipment has been removed, and the room is empty and unusable.
The entrance of the building is oriented to the north. From the first to the tenth floor, there are three three-room apartments on each floor. Each apartment consists of rooms (living rooms and bedrooms), a kitchen, a bathroom, and balconies. Vertical communication in the block is via two-winged reinforced concrete staircases and one elevator. On the attic floor at +28.00 meters, there are machine rooms, storage rooms, corridors, and a balcony along the entire perimeter of the attic floor.
The building has a monolithic skeleton-beam structure, consisting of reinforced concrete foundations, columns, slabs, beams, and plates. The external and partition walls are brick and non-load-bearing. The roofing structure of the building is reinforced concrete, consisting of a reinforced concrete horizontal roof slab. At the attic level, the peripheral balcony of the building is also the roof, and parapets are built around the entire contour of the building. A cement screed was used to shape the slopes of the roof, and bitumen waterproofing has been used for roofing. Water drainage is internal through funnels and downpipes. All funnels and downpipes are compromised and lead to numerous leaks.
During the building's operation, a large part of the facade joinery has been replaced with PVC and AL joinery. Old wooden or metal windows still remain in some places.
The graphical part of the architectural survey indicates all types of frames on the floors and facades. Colored external plasters have been performed on all facade planes.
In the common areas of the building (entrances, staircases, corridors, and floor landings), a mosaic has been installed on the floors, and latex has been applied to the walls and ceilings of the corridors. In individual rooms: floors – granite tiles, balatum, or laminated parquet; latex has been applied to the walls and ceilings. In sanitary rooms: floors – mosaic or granite tiles; on the walls – faience; on the ceilings – latex. In the basement, the walls and ceilings are plastered, and the floors are cement screed.

“Building with administrative address Haskovo, Residential Area Badema, Block 12”

The examined building – block 12, located in the residential complex "Badema", situated in plot 77195.717.14 according to the cadastral map of Haskovo, was built in 1989 as a prefabricated, reinforced concrete, skeletonless, large-panel structure, executed according to the type project of KIPP "Glavproekt" for the construction system for large-panel residential construction (EPRC) BP-87-Gl-1. The building is located in UPI-II, quarter 613, Haskovo and consists of three entrances / sections. The completed sections are "312" for entrance "A", section "223" for entrance "B" and section "223" for entrance "C". The separate sections are divided by an expansion joint. This joint also serves as a seismic joint.
Entrance "A" consists of 5 residential floors, a semi-buried basement level, unusable attic space, and a machinery room. The entrance door faces west. Vertical communication is provided by one double-flight reinforced concrete staircase and one elevator. In the semi-buried basement, storage rooms are situated – the basements of the apartments and common-use bathrooms. Some of the corridors and basements have natural lighting through basement windows. This entrance has 15 apartments available (10 two-room and 5 one-room), with two two-room and one one-room apartment developed on each residential floor (3 apartments per floor in total).
Entrance "B" consists of 6 residential floors, a semi-buried basement level, unusable attic space, and a machinery room. The entrance door faces north. Vertical communication is provided by one double-flight reinforced concrete staircase and one elevator. In the semi-buried basement, storage rooms are located - the basements of the apartments and those for common use. Some of the corridors and basements have natural lighting through basement windows. This entrance has 18 available apartments (12 two-room and 6 three-room), with two two-room and one three-room apartment developed on each residential floor (3 apartments per floor in total).
Entrance "C" consists of 8 residential floors, a semi-buried basement level, unusable attic space, and a machinery room. The entrance door faces north. Vertical communication is facilitated via one double-flight reinforced concrete staircase and one elevator. In the semi-buried basement, storage rooms are located - the basements of the apartments and those for common use. Some corridors and basements feature natural light through basement windows. This entrance offers 24 available apartments (16 two-room and 8 three-room), with two two-room and one three-room apartment developed on each residential floor (3 apartments per floor in total).
At the intermediate landings and in the three entrances are located one room for cleaning equipment, separated from the entrance of the respective section and having a separate exit to the outside.
Over the years of operation, some of the apartments have undergone partial renovations and changes – primarily glazing of terraces using metallic frames (welding) and single ordinary glass or PVC joinery; partial enclosure of terraces with masonry from Ytong and PVC frames, and in some areas – incorporation into the rooms.
For each entrance/section, the roof is of the "cold" type, with a ventilated attic space, made of prefabricated roofing nomenclature elements. The final covering consists of rolled bituminous waterproofing laid over a cement screed with slope. In the area of the cold roof, the facades are closed with cornice panels, some of which have openings for ventilation of the unusable attic space. The drainage of the roof is internal. The roofs above the machinery rooms are at a higher level compared to the main roof of the building, with a single-sloped reinforced concrete roof slab and external drainage. Access to the upper surface of the building's roof is provided through the machinery room in each entrance, with access to the room – from the last intermediate staircase landing, using a metal staircase and through a metal solid hatch. Access to the attic space is through an opening with a metal hatch in the wall, utilizing a portable ladder for access.
Above the entrance platforms, flat roofs are executed, also made of prefabricated reinforced concrete roofing elements – with waterproofing, plaster on their underside, and on the edges – bush hammering; their drainage is external, via spouts.
Externally, the panels feature a finishing layer of machine-sprayed cement plaster with a thickness of around 1cm, while inside – plastering/plaster and finish according to the purpose of the rooms.
On some places of the facades, an external thermal insulation system is installed (executed over the years of operation by the owners of individual apartments). Part of the owners of individual apartments performed the parapet construction of some terraces with Ytong, finished outside with plastering, and inside – plastering and paint. On the new masonry of individual terraces, insulation is executed, topped with a finish layer of mineral plaster.
In the common areas of the building (entrances, staircases, corridors, and floors), mosaic is executed on the floors, with latex applied to the walls and ceilings of the corridors. In individual rooms: floors – granite tiles, linoleum, or laminated parquet; on the walls and ceilings, latex is applied. In the sanitary facilities: floors – mosaic or granite tiles; on the walls – faience; on the ceilings – latex. In the basement, on the walls and ceilings plaster is applied, and on the floors, cement screed.

LOT-0004
"Building with administrative address Haskovo, ul. "Prolet" No. 12".
The examined building, located at ul. "Prolet" No. 12, in plot 77195.737.139 according to the cadastral map of Haskovo, was built in 1978. The building has only one entrance, which contains five above-ground floors and an attic floor, with no basement. It is built with a monolithic reinforced concrete load-bearing structure, consisting of columns, slabs, and beams.
The entrance of the building is from the south; vertical communication is through a naturally lit double-flight reinforced concrete staircase centrally located in the northern part of the building. Open terraces are constructed at the intermediate landing sites.
On the first above-ground (ground) floor, there are 6 garages in the southern part and 8 storage rooms (basements) of the owners in the northern part. The next four floors are residential, with two apartments located on each of them – a total of 8 apartments in the building. At the attic floor, there are 12 attic rooms. All the walls are made of brick masonry, with the facade bearing walls measuring 25cm in thickness, and the internal partition walls in the apartments measuring 25cm and 12cm.
The roof is gabled, with a cold type, having a reinforced concrete load-bearing structure - beam slabs with a 14% slope on the slopes. The roofing is of two types – the old coating is made of asbestos-cement wavy sheets, while the new one is made of profiled LT sheet metal. The roof's drainage is external – a system of gutters, water collection tanks, and downpipes running along the facades, most of which are directed into the building's embedded sewerage. All terraces are drained with pipes that discharge into adjacent vertical downspouts.
Some of the open terraces on the residential building's northern facade have been glazed – some with PVC joinery and others with metal – welding. The facade joinery of half of the apartments has been replaced with PVC, while the remaining apartments retain their old wooden joinery. All facade joinery, regardless of type, has aged, does not meet modern regulatory requirements, and needs replacement. On the walls of the western facade of the last two residential floors, thermal insulation is applied, but with a small thickness and indicators that do not comply with the applicable regulatory requirements for thermal transfer and energy savings.
The entrance of the building is from the south and is at the level of the adjacent sidewalk, ensuring accessibility for people with mobility disabilities. Vertical communication within the building is maintained via a double-flight staircase – from the ground to the attic floor. There is no elevator in the building.

"Building with administrative address Haskovo, residential complex "Orpheus" 28".
The examined building – block 28, located in the residential complex "Orpheus", Haskovo city, was built around 1975-1976, intended for a residential building. It has 8 residential floors and one basement, with four separate entrances (entrance "A" and entrance "B", residential section No. 1 - sections 222-213, executed as a common structure without a dilatation joint, and entrance "C" and entrance "D", residential section No. 2 - sections 222-213, united as a second structure. A dilatation joint is left between entrance "B" and entrance "C"). The sections have a prefabricated, reinforced concrete, skeletonless, large-panel structure, executed according to the construction system for large-panel residential construction (EPRC) – Bs-69-Sf, developed by IPP "Sofproekt", Sofia. Each section has an elevator installation and a staircase that begins from the basement and leads to the top floor.
The roof is flat, of the "cold roof" type. The roofing structure is made with roofing panels with a thickness of 10cm, installed over reinforced concrete frames and cornice elements that ensure the sloping roofs. The drainage is internal.
The multi-family residential building has a total of 96 apartments - one-room, two-room, and three-room. During the exploitation of the building, some owners carried out partial renovations and changes, consisting of partial removal of facade panels to integrate balconies or simply glaze them. Some owners have replaced the wooden facade joinery with PVC, but generally, the facade surfaces, the retained old joinery, and some of the newly installed do not meet the requirements of the energy efficiency law (ZEE).

"Building with administrative address Haskovo, residential complex "Orpheus" 41".
The examined building – block 41, located in the residential complex "Orpheus", Haskovo city, was constructed and put into operation in 1990, intended for a residential building. It has 8 residential floors and one basement, with two separate entrances (one section). The structure of the building is prefabricated reinforced concrete, executed according to the large-panel residential construction system (EPC). Within each entrance is an elevator installation and a staircase that begins from the basement and leads to the last floor.
The main roof is flat, of the "cold roof" type. The roofing structure is made using roofing panels that are mounted on reinforced concrete frames and cornice elements that ensure roof slopes.
The multi-family residential building has a total of 48 apartments. During the building's operation, some owners performed partial renovations and changes, consisting of partial removal of facade panels for integrating balconies or only glazing them. Some owners have replaced the wooden facade joinery with PVC, but generally, the facade surfaces, the preserved old joinery and some of the newly installed do not meet the requirements of the energy efficiency law (ZEE).

"Building with administrative address Haskovo, ul. "Veliko Tarnovo" No. 12".
The examined building represents a multi-family residential building located in Haskovo city, 12 Veliko Tarnovo St., entrances A, B, and C, and military dining facility with identifiers 77195.724.36.2 and 77195.724.36.5 according to the cadastre and regulations of Haskovo city. The building is designated as a multi-family residential building.
The approach to the building is from the road coming from the north. The building has 5 above-ground levels, of which 4 are residential floors and a military canteen is located in the basement. The block has three entrances with 3 apartments on each floor in every entrance, totaling 36 apartments and a military canteen. There are 3 entrances located on an intermediate level.
The building is constructed of reinforced concrete. The roof is hipped, made of timber structure covered with metal sheets. The facade walls are made of brick with a thickness of 25 cm, and the internal partition walls are also made of bricks with thicknesses of 25 cm and 12 cm respectively. The facades are plastered and have a mosaic cladding at the base.
The finishing works in each apartment vary. The flooring in the apartments is diverse – linoleum, parquet, laminate, carpet, etc. The flooring in the sanitary rooms is plain mosaic, terracotta or granite tiles. Some of the balconies and loggias are glazed – with metal profiles, PVC or aluminum joinery. Some of the railings are built, as the open metal parts were removed or integrated into the new wall. In other places behind the open parts, solid materials (sheets of metal, fiberboard, etc.) are placed.
The existing multi-family residential building in Haskovo city, 12 Veliko Tarnovo St., entrances A, B, and C, and the military canteen at the time of its design, construction, and commissioning complied with the effective regulations for the respective type of buildings. The damages to the architectural works for the common areas of the building are also due to the excessively long period of use of the building without the necessary current and periodic repairs.

LOT-0007
“Building with administrative address Haskovo city, 19-21 Tsar Osvoboditel St.”.
The examined building, located at 19-21 Tsar Osvoboditel St., property identifier 77195.721.173, was built around 1968 for residential purposes. The building has four residential floors, one attic, and one basement, 1-section, with two entrances, without elevators. The staircases are located from the north, with entrance doors at -1.20 level separated from the adjacent sidewalk level by one 15 cm step. The entrances to the building (from the street and from the yard) are protected by reinforced concrete canopies.
The structure of the building is a monolithic reinforced concrete skeleton with beams.
The external walls are built from brick masonry with a finished thickness (with plasters and putty) of 30 cm, the internal partition walls, also of brick, in finished form have an average thickness of 15 cm.
The enclosing walls in the basement are reinforced concrete with a thickness of 40 cm. To achieve the desired visual effect, the balconies and loggias on the northern facade are supported by straight beams, and the recess under the floor slab between the straight beam in the wall – the bottom of the loggias and the beam under their railing is enclosed with a wire mesh, covered with the same plaster as the entire facade.
Balconies’ railings are of the same type: 15 cm (in finished form) solid brick with a height of 1.05 m from the flooring. Drainage from the terraces is via floor siphons connected to downpipes along the facades.
The roof above the attic floor is reinforced concrete, sloped, without thermal insulation, and is accessible through hatches for each storage room. Only the two storage rooms from the east have ventilation windows 60x40 cm on the party wall. The roofing is made of ceramic tiles of the “Marseille” type, glued onto the reinforced concrete slopes with a lime-cement solution. The roof drainage is surface via suspended gutters positioned over the reinforced concrete canopy along its entire periphery.
Some of the northern loggias are glazed, as well as one balcony from the south. Some of the two southern loggias are incorporated into the adjacent premises.
The original wooden joinery consists of 2 glued wings with 5 cm between the glasses. The entrance 2-leaf doors with a transom (from the north and from the south), four for the two entrances, are currently made of aluminum cold profile with 18 mm glazing.
The semi-basement floor is finished with cement burchard. The facade walls are treated with sprayed lime-cement plaster. The flooring in the staircase is made of monolithic mosaic, including on the steps. The walls of the staircase are painted with latex, and a skirting board is finished with oil paint.

“Building with administrative address Haskovo city, 13 Tsar Kaloyan St.”.
The examined building on 13 Tsar Kaloyan St. (identifier 77195.724.117.1), Haskovo city was built around 1957, for residential purposes. It consists of two entrances, comprising a semi-basement floor and three residential floors.
Each entrance is constructed from the basement, typical floors, and attic space. A single staircase provides vertical communication between the floors. Each entrance has a basement where common, technical, and storage rooms are located. In entrance “A” there are two apartments per floor. On the first floor – 1 two-room and 1 three-room, and on the second and third residential floors there are two three-room apartments. In entrance “B” there are two apartments per residential floor. On the first floor – 2 two-room, and on the second and third residential floors there are 1 two-room and 1 three-room apartment.
The building is monolithic with dual access. The design of the building system is developed to meet the optimal arrangement of the apartments concerning their functional requirements with the possible degree of standardization. The building has a monolithic construction - reinforced concrete slabs, beams, and columns, the walls are built of bricks or stone (for the basement) on a lime-cement mortar. All floor constructions are executed from reinforced concrete, with the ceiling construction on the last residential floor being beam structure. The roof is wooden, sloped with roofing tiles on wooden battens, drained through gutters and downpipes. The external walls have partial thermal insulation. The facade treatment is made of fine “sprayed” plaster, (except for the renovated apartments). The plinth is made from “mita” burchard. The finishing works in each apartment vary. “Building with administrative address Haskovo city, 4 Orpheus Quarter.”.
The examined building – block 4, located in the Orpheus Quarter, Haskovo city, was built in 1977 for residential purposes. The multi-family residential building consists of two sections and a total of four residential entrances, designed on a deformation joint relative to each other. Both sections, with a total of four residential entrances, are eight floors high, with separate stairwells providing access to the residential floors. Each section has a semi-basement floor (basement), where storage rooms (cellars) for the apartments are located. The sections have project-designated elevator shafts. The roofs are accessed via hatches from the last residential floor through the cold ventilated roof.
The building has a double cold roof, with the attic space being 80 cm high. The roof panels have a thickness of 10 cm. They rest on reinforced concrete frames from the construction of the unused attic space. The staircase is dual-sided, made of prefabricated elements – staircase flights and landings. Each section has two entrances (four in total), with one entrance having 3 apartments on each floor, while the other has two.
The structure of the building is a prefabricated reinforced concrete panel structure. The two sections have a ventilated cold roof, but the drainage is external through gentle dual slopes.
The railings of balconies and loggias have ajar metal details and tempered glass as per the original design, but much of them have been adapted and walled up. The total height of the railings is 105 cm, and the height relative to the finished flooring of the terraces is 90 cm.
During the operation process, partial repair activities have been carried out on the facades, including thermal insulation and plastering. The semi-basement floor acts as a plinth and has gray rough plaster. The joinery used during the commissioning was wooden with single glazing. Currently, some apartments have replaced with white or wood veneer PVC/Aluminum joinery with double glazing. The building is partially externally insulated and repainted, with glazed balconies and loggias with PVC and aluminum joinery, as well as metal single joinery, and a large part of the balconies/loggias adjacent to the kitchens has been adapted and incorporated into the area of the kitchens. In places, the original glued wooden joinery with single glazing has been preserved.

“Building with administrative address Haskovo city, 23 Stefan Stambolov St.”.
The examined multi-family residential building located at 23 Stefan Stambolov St., Haskovo city was built and put into operation in 1973. It has only one entrance and contains four residential floors and a semi-buried basement. In total, there are 12 apartments in the building - three per floor. The entrance platform is located from the north. Vertical communication within the building is provided via a dual-sided staircase made of monolithic reinforced concrete.
In the basement, the storage rooms (cellars) of the owners are located. The enclosing facade walls are 25 cm thick, made of masonry of hollow brick. The internal partition walls are made of brick, with thicknesses of 25 cm for the partition boundary walls between the adjacent apartments and 12 cm for the other internal partition walls. The basement enclosing walls are 40 cm thick and are made of monolithic reinforced concrete. The facade of the building is treated with cement-sand plaster. The plinth is made of burchard.
The building has a flat reinforced concrete double roof, with the upper slab having a slight slope for draining rainwater. The necessary insulation layers have been laid on the roof, but the waterproofing is compromised and does not perform its functions. Roof drainage is external via a system of gutters around its perimeter, collection boxes, and downpipes made of galvanized sheet metal.
The floors of the hallways, stair landings, and stair flights are covered with mosaics. The walls and ceilings are plastered with lime plaster and painted.
All terraces located from the north are glazed - some with PVC or aluminum joinery, others with metal - brackets. Some have been adapted as part of the living spaces. Several terraces from the southern side of the block are also glazed. The façade joinery of the apartments has been partially replaced with PVC and aluminum, while the rest are wooden. The old wooden joinery is still present in the stairwell. The entrance door to the block is metal. There is only partial thermal insulation applied to the facades - on one of the apartments on the last floor, but it is of small thickness, not meeting the current regulations.

LOT-0011
“Building with administrative address Haskovo city, 69-71 Stara Planina St.”.
The surveyed building, located at "Stara Planina" Street No. 69-71, Haskovo, was constructed and put into operation in 1977, intended for residential use. It was built using the PPP system (precast concrete plates). It consists of two separate sections with a joined building on the seam. The two sections, together two residential entrances, are ten stories high, with eight residential floors, one ground (garage) floor, and one attic floor, with designated staircases providing access to the residential floors. The sections are designed with elevator shafts. Roof access is via dormers from the last (attic) floor.
The roof of the building is flat with a reinforced concrete slab. Water drainage is internal via funnels. The roof of the attic rooms is of the "warm" type. The facades of the building are made of brick masonry - 25 cm and fine spray plaster, with a bush-hammered base. The staircase is double-sided, constructed from prefabricated elements - stair treads and landings.
Each section has one entrance (total 2), and each entrance has 3 apartments per floor. Access to the residential entrances is from the north. Parking spaces are designated in front and there are green areas to the east and south.
The railings of the balconies and loggias have ornate details made of metal and concrete elements according to the original project, but a large part of them have been enclosed and bricked up. The total height of the parapets is 105cm, while the height from the finished floor of the terraces is 90cm.
During operation, partial repair activities have been carried out on the façades with thermal insulation and plaster application. The ground floor acts as a base and is finished with rough grey plaster.
The windows when the building was put into operation were white wooden framed with single white glass. Currently, some apartments have replaced the windows with white or wood-patterned PVC/Aluminum frames with double glazing.
The building has been partially facaded with thermal insulation and repainted, with glazed balconies and loggias with PVC and aluminum frames and single metal frames. Many of the balconies/loggias adjacent to kitchens have been enclosed and added to the kitchen area. In some places, the original wooden frames with single glass have been retained. All unrenovated windows and doors of the building are in poor condition and have a high coefficient of heat transfer.
The roof above the attic rooms is of the "warm" type. Bitumen waterproofing has been laid above the last level, which has been replaced, but still has areas where integrity is compromised. The slope to the funnels is insufficient for draining rainwater, which leads to prolonged retention of water on the roof's surface and subsequent penetration into the apartments.
The roof edges are clad with galvanized sheet metal, which has corroded in places and has compromised joints. The chimneys are unmaintained, with crumbling plaster, lacking built caps, and the metal covers have corroded, displaced in places and allowing atmospheric waters to penetrate into the living spaces below.

The facility, subject to the current architectural survey, is located in Haskovo, PI 77195.724.128, "Vitosha" St. No. 1. The building was built in 1985 and is situated freely. The entrance platforms are two steps above ground level. Access to the apartments is via a double-sided staircase with a width of 120 cm. The same staircase serves as access to the basement and roof.
The roof, the unused space under the roof, and the elevator machine room are accessible from a solid stair arm made as an extension of the stair arm from the ninth residential floor.
The building consists of 1 section with two residential entrances A and B, ten above-ground and one semi-basement floor (basement). On the first above-ground floor, there is a commercial facility and common storage rooms, while the remaining nine floors are residential. The basement has storage rooms and a designated utility room. The stairway cells are double-sided with a completed service shaft for an elevator.
The railings are solid on the terraces and ornate on the stair railings. The roof is flat, double "cold", inaccessible - with a slope of 2-3% on the roofing surface. Roofing consists of bitumenized tarpaulin, protected from direct sunlight with scattering. The roof drainage is internal with four funnels.
Some owners have replaced old wooden frames with new PVC or aluminum profiles, while the remaining façade frames are wooden and metal on the balconies. In the common areas, the entrance doors are made of aluminum profiles, and the doors to the landings separating the staircase are framed in wood.

The residential building consists of three entrances, A, B, C, and D with eight residential floors, one semi-basement floor and an attic space (cold roof). It is located in PI 77195.710.23 according to the cadastral map of Haskovo, with administrative address residential estate "Orpheus", block No. 3, entrances A, B, C, D - Haskovo. It was built in 1975.
The building is freestanding. The construction system is EPH (prefabricated panel construction) with a longitudinal interaxis of 3.60 m and a transverse interaxis of 6.50 m. The walls are made with suspended facade panels (H=2.80). The structure consists of monolithic reinforced concrete foundations, basement walls and factory-made prefabricated floor, wall, and roof elements. It consists of four sections - entrances (A, B, C and D). The foundation is constructed using monolithic reinforced concrete strip foundations. Vertical loads and effects from self-weight and useful load are transferred from the roof and floor panels to the wall bearing elements, to the basement walls, to the strip foundations, and from there to the ground foundation.
The entrances of the sections are positioned on the western facade of the building, the doors to the basement at the entrances are metallic. Entrance A consists of 24 apartments; Entrance B consists of 16 apartments; Entrance C consists of 24 apartments; Entrance D consists of 16 apartments. Each entrance has an elevator.
The entrance platform of each entrance is accessible through an entrance metal door. Access is provided by vertical communication from a double-sided staircase and a passenger elevator.
The roof is flat, cold type, with roofing panels, with an attic space, which is ventilated through openings in the facade panels. Access is from the last floor of each entrance via ship stairs and metal dormers. Drainage is arranged through funnels which are connected to the building's sewage system. The cladding on the roof edges and chimney caps is made of galvanized sheet metal, which is compromised in places, and in general has corroded.
The stairway cells are positioned in the central axis. Accessing the residential floors is done through a staircase with differential treads from the entrance. Small storage rooms have been built on the intermediate platforms.

The surveyed building, located in Haskovo, "St. St. Cyril and Methodius" No. 96-104, in PI 77195.706.270, was built in 1972 as a multifamily residential building. The building is 1-sectional with 3 entrances, each with a separate stairwell and elevator. The three stairwells are identical. Each stairwell has an elevator with the first stop on the ground floor and the last - on the 8th residential floor. On the attic level is located the machine room for each elevator. On each residential floor in entrance "A" there are one 3-room (southern) and two 2-room apartments. On each residential floor in entrance "B" two 4-room apartments are located. On each residential floor in entrance "B" there are three 2-room apartments. Each apartment has a bricked chimney in each room, and in the bathrooms and toilets - ventilation ducts. Each dwelling has one storage room on the ground and attic floors.
On the ground floor for each entrance, there is also a common room, particularly in entrance "B" where there used to be a boiler room when the building had central heating. The premises on this level have direct access to the adjacent ground level from the east - one for each entrance. On the intermediate platforms behind the elevator shafts are small rooms equipped with a sink for common use.
The balcony railings from the west are of two types: solid, made from brick masonry with a finished thickness (with plaster and putty) of 15cm and ornate, made from metal profiles (angle iron and "hollow square"). All balcony railings on the east are solid. The height of the balcony railings is 0.90m from the west and 1.00m from the east.
The main roof (above the attic level is of the "warm" type) - horizontal reinforced concrete slab with insulation made of perlite, reinforced cement screed, waterproofing from 3 layers (veil, konobit, veil) and protective coating from small river gravel. The roof has a reinforced concrete canopy around the perimeter, clad with galvanized sheet metal. Surrounding the attic storage rooms is a roof terrace, which is 20 cm above the level of the floor slab of the stairs. Roof drainage is surface through sitting gutters on the reinforced concrete canopy throughout its perimeter.
The facade surfaces of the building are finished with white sprayed lime-cement plaster, which is compromised in places. Partial thermal insulation is applied on the northern and western facades of one of the apartments. The building's base is formed with cement bush-hammered concrete. The solid balcony panels are painted with a white almost washed-out facade paint, while the metal ornate balcony railings are painted with black oil paint. The walls of the stairwells are painted with lean paint (entrance "B") or latex, with a base made of oil paint in entrances A and B.

"Building with administrative address Haskovo, "Danube" St. No. 30".
The residential building was constructed around 1978 and has been in operation for over 44 years. The building continues to function as a multi-family residential structure, currently containing a total of 72 housing units (with 6 apartments per floor). An adjacent low utility building consists of a "boiler" part and a "hydrophor" part, meant to serve the residential building. The boiler has not functioned for years. By the meaning of item 29 (supplemented - SG, issue 16 from 2021), § 5 of the Additional provisions of the Spatial Planning Act (last amended and supplemented SG, issue 6 from January 20, 2023) - the building is defined as a "Residential building". By construction method, it is a package-lifted slabs construction system. Each dwelling contains the necessary residential and service premises, with each also having storage space (basement - at the cellar level and attic space at the attic level of the building).

The multi-family residential building has one entrance/exit, which is accessible via a wide reinforced concrete single-sided staircase containing 9 (nine) steps and through the rooftop terrace of the low utility building.

Two elevators are available in the building - a small one and a large one, with the dimensions of the large elevator allowing its use by wheelchair users.

A ramp has been built for the external staircase, a "slide" type, which is very steep, slippery, uneven, narrow, etc. - not meeting the regulatory requirements and practically preventing safe use by both people with disabilities and mothers with strollers.

To ensure accessible architectural environment to the entrance of the residential building, it is necessary for the existing concrete ramp to comply with the requirements of Regulation No. RD-02-20-2 of January 26, 2021, of the Ministry of Regional Development and Public Works for determining the requirements for accessibility and universal design of accessible environment elements in urbanized areas and buildings and facilities (published SG, issue 12 of February 12, 2021, last amended and supplemented SG, issue 20 of March 11, 2022).

The facade joinery is diverse in type, installed both during the construction of the building (wooden glued according to Bulgarian State Standard and metal), as well as partially replaced at different times depending on the owners' resources.

Main roof of the building: flat roof over unheated attic level and over machine rooms of elevators. The machine rooms extend above the level of the main roof. Access to the roof level is achieved via the inter-floor staircase and through a window at the top level. A low reinforced concrete roof edge has been built along the external contour of the building's roof, with a protective skirt made of galvanized sheet metal on the upper side, and along the inner part of the edge (towards the roof) - with protective flashing made of galvanized sheet metal. As of the current inspection period, the roof of the building is finished with protective felt covering placed during the construction over waterproofing.

The facade walls of the building are brick walls with a masonry thickness of 25 cm, with plaster applied on both sides. Along the outer line of some closed balconies/terraces, there is partially executed masonry from aerated concrete or brick, with plaster or tile putty applied, with or without subsequent finish coating. The floor slabs have corresponding coverings - on terraces/balconies - covering with mosaic or tiles, and their bottoms (ceilings of the open terraces) - smooth plaster. Around the perimeter of the building, from the level of the adjacent terrain to the bottom of the floor slab of the first residential floor, the visible part of the walls at the first basement level is finished with chiseled bush hammer - base of the building.

"Building with administrative address Haskovo, 8-12 Prince Boris I Street".
The subject of this project is located at 8-12 Prince Boris I Street, Haskovo and represents a multi-family residential building with eight above-ground floors and an underground basement floor located on land parcel 77195.714.253 – High-rise construction according to the plan of Haskovo.

The multi-family residential building consists of two housing sections, each with an independent entrance, respectively "12A", "12B", totaling 42 apartments and 18 garages located at ground level.
The construction system is package-lifted slabs. The building is constructed with a mixed prefabricated-monolithic system with monolithic reinforced concrete foundations, basement walls and columns, monolithically connected and forming diaphragms with the slabs, monolithic stairwells, and floor slabs executed at ground level in a package stacked one over the other. Subsequently, the package was lifted using lifting installations, and the columns were installed. The columns are jointed with the slabs. The foundation is realized using monolithic reinforced concrete strip foundations. The vertical loads from their own weight and useful load are transmitted from the roof and floor slabs to the walls, columns, basement walls, foundations, and from there to the soil base. Horizontal loads are taken by the diaphragms around the stairwells. The stairwells are constructed before the installation process to ensure the horizontal stabilization of the structure during the assembly stage.

The entrance landings of the entrances are accessible through aluminum entrance doors. The doors to the basement are wooden.
Garages are accessible from ground level via metal double doors.
Each entrance is provided with vertical communication via double-wing staircases and a passenger elevator. The elevators in both entrances are operational. The stairwells in both entrances are located in the median axis of each of the sections. Access to the entrances is achieved via external steps, and from the entrances of each section, differential steps approach the residential floors. Access to the basement of the building, where the apartments' cellars and the common service rooms are located, is also provided from the same entrances. The basement consists of stairway arms, corridors without natural light, storage rooms, and a common room.

The roof is flat, cold type with an attic space that is ventilated through openings in the facade panels. The roof is accessible from the last floor of each entrance via a staircase and metal skylights. Drainage is provided by means of funnels channeled to the building's sewage system. The flashing along the edges and the tops of the chimneys are made of galvanized sheet metal, which is compromised in places and has generally corroded.

"Building with administrative address Haskovo, 13 Patriarch Evtimiy Street".
The multi-family residential building in Haskovo, 13 Patriarch Evtimiy Street, has the identifier 77195.723.86.1 according to the KKKR of Haskovo, and is located on land parcel with identifier 77195.723.86. To it, in the same property, a two-story ancillary building, with identifier 77195.723.86.2 per the KKKR, has been annexed, which partially covers the west and south facade of the residential building and is not subject to the current inspection.

The multi-family residential building at 13 Patriarch Evtimiy Street in Haskovo was built in 1970. It is a one-volume structure, consisting of a single section with one independent entrance. The building has 11 above-ground floors and a semi-basement basement, with 10 of the above-ground floors being residential, while on the first (ground) floor, there are commercial premises, an entrance foyer, a stairwell with an elevator shaft, a common room, GRP premises, and four storage rooms (cellars).

The structure of the residential building is monolithic reinforced concrete skeleton-beam, consisting of slabs, beams, and columns. All walls are brick. The facade and interior partition walls between the apartments have a thickness of 25 cm. Internal partition walls in apartments have thicknesses of 25 cm and 12 cm.

The roof is flat, implemented according to the "warm roof" system (without air gap). All necessary insulation layers are placed on the roof slab, complying with the requirements from the period of the building's design and execution. Rainwater drainage is internal through roof funnels and internal downpipes channeled into the building's sewage.

In the basement at -2.60, there are storage rooms - 13 cellar rooms for residents and a supply station room.

At 0.00 level (ground level), the entrance foyer for residents and two independent commercial units are accessible through separate entrances directly from the street from the east and south. Vertical communication in the residential building occurs through the entrance foyer for residents, from where one enters a second foyer with direct access to the elevator shaft with a passenger elevator connecting all levels from the basement to the top floor. Through the next door, one enters the stairwell with a double-wing staircase. Through another door, there is access to a corridor leading to four cellars and a separate room for GRP, and through the third door – to another utility facility.

On the following 10 floor levels, residences are located; each floor level also has a small storage room. In total, the building contains 33 separate units, 31 of which are apartments and 2 commercial entities. On each above-ground floor, there are three apartments, with one exception. Apartment No. 15, located on the fifth residential level, is internally divided into two residences No. 15 and No. 15A, with division carried out according to article 202 of the Spatial Planning Act following the approved projects on March 29, 2018, by the Chief Architect of Haskovo Municipality.

The height of the ground floor and residential floors is 2.90 m, while in the basement – 2.60 m.

Some of the open terraces of the residential building are glazed – some with PVC or aluminum joinery, and others with metal framing. Some terraces are enclosed, comprising part of the residential premises behind them. The facade joinery of the apartments is partially replaced with PVC and aluminum, while the remaining is wooden. No thermal insulation has been applied on the facade walls. The facades are finished with two types of exterior plaster – smooth and textured in various colors, with the base being bush-hammered.

The roof of the building is flat. A closed space bordered by hollow concrete elements has been constructed on a large portion of the slab above the last residential level at elevation +32.20, and around it, a roof terrace is formed with high edges and pavement made of concrete slabs. Within the enclosed area, elevator machinery and a storage room are symmetrically positioned on both sides of the staircase, surrounded by solid brick walls. The enclosed area and the terrace around it are paved with concrete sidewalk slabs. The actual roof of the building at height +35.20 is flat as well, with a structure of reinforced concrete slabs and a top covering of bituminous waterproofing with partial granule finish.

The residential building was constructed in 1979 in land parcel 77195.713.288.6 according to the KKK of Haskovo. The entrance is located on the northwest facade of the building. It consists of 40 apartments, located four on each of the ten floors. The entrance landing of the entrance is accessible through an entrance metal door. The entrance is provided with vertical communication via a double-wing staircase and a passenger elevator. The stairwell is located in the median axis. From the entrance with differential steps, access to the residential floors is achieved. Through the same entrance, access to the building's basement is also ensured, where the apartments' cellars and common service rooms are designated. The doors and windows of the terraces of the inter-floor landings are wooden and in unsatisfactory condition. The stairwell is double-winged, with a width of 120 cm on each arm, with steps having the following parameters - H - 17 cm, B - 30 cm, to overcome the inter-floor height of 305 cm.

The roof is flat, cold type, with a roof slab, with attic space underneath. Access to the roof is from the last floor. Drainage is arranged internally through downpipes, which are included in the building's sewage system. The flashings along the edges and the tops of the chimneys are made from galvanized sheet metal, which is compromised in places and generally corroded. The building stands alone and is oriented northwest-southeast along its long axis. The construction system is commonly known as "Package-lifted slabs" with longitudinal spacing of 3.60 m and transverse spacing of 3.30 m, 4.00 m, and 3.40 m. The walls are made of ordinary brick “quads” (H=3.05). The structure consists of a monolithic reinforced concrete foundation – a common foundation slab, walls on the ground floor, package-lifted slabs, assembly columns, and walls made of bricks, enclosing brick walls. It consists of one entrance. Vertical loads and impacts from its own weight and useful load are transmitted from the roof and floor slabs to the wall elements and columns, to the ground walls, to the common foundation slab, and from there to the soil base.

The multi-family residential building consists of one section with two entrances, freely located on the property. The separate entrances - entrance "A" and entrance "B" have an equal number of above-ground levels (floors) – one floor with basement spaces, nine floors with residential units, and one floor with attic spaces. There is no unused attic space in the building. The ground floor contains storage facilities (basements). The connection between the levels is provided by double-arm reinforced concrete stairs and passenger elevators. The entrances of the building with the staircase are located towards the west. On each of the floors, several residential units (apartments) are designated – one-bedroom, two-bedroom, or three-bedroom, with a separate kitchen. All residential units have outdoor spaces – balconies or loggias, some of which are partially or fully enclosed with various types of windows. The changes compared to the original design during the construction of the building, made in the process of operation, are reflected in the graphical part of the survey. The building is in good overall condition, corresponding to similar buildings constructed during the same period by a similar method. Typical materials, products, and details from the design and construction period were used in the execution.
Various types of windows are present in the building – wooden double-layered, glued (the original type used during the construction of the building), replaced in some places with aluminum or PVC, glazed with double-glazed panels. The enclosure (glazing) of balconies and loggias has been done in various ways, including with single-layer metal frames, PVC, or aluminum with double-glazed panels. Some of the PVC windows are new, of good quality and with high energy characteristics. The entrance doors in the building are metal. The graphic part of the survey indicates the type of external windows. With the chaotic and indiscriminate replacement of windows and the glazing of balconies and loggias on individual independent units, the authentic architectural appearance of the object has been lost. The condition of the metal, wooden, and some PVC and aluminum windows is poor.
The roofs over the attic spaces and over the staircase cells and elevator machine rooms are single slabs. The covering is a waterproof membrane based on bitumen with a protective sprinkle. The drainage of atmospheric water from the roof is internal, through roof water receivers (funnels) and downpipes. The condition of the roof insulations, sheet metal cladding, water receivers, hollera, plastering and caps on chimneys is poor.
The staircase cells have concrete mosaic flooring and stairs in relatively good condition. The handrail of the staircase is openwork, with metal vertical elements and a wooden handgrip of appropriate height. The walls are painted with water-dispersible paint, and at a height of about 1.50 m from the floor, a plinth is made with alkyd paint. No repairs have been made in the common areas recently, and they are relatively worn out, with no significant defects observed. The windows in the staircase cells are in poor condition.

The residential building with ID 77195.714.253.4 per the cadastre of Haskovo consists of one entrance, with ten residential floors, one semi-basement floor, one underground, and one attic floor. It was built in 1973. The building is free-standing and is oriented in the northwest-southeast direction along its long axis. The building is parallel to the street. The entrance is located on the northwest façade of the building. The roof is made as a flat cold type with a roof plate and attic space. Access to the roof is from the last floor. The drainage is solved internally through downpipes, which are included in the building's sewage system.
The entrance area is accessible through an entrance metal door. The entrance is secured with vertical communication from a double-arm staircase and a passenger elevator.
The staircase cell is located in the middle axis. From the entrance with differential steps, access to the residential floors is provided. Access to the basement of the building is also provided from the same entrance, where the basements for the apartments and common service rooms are designated.
The staircase cell is double-armed with a width of 120 cm on each arm, and the steps have the following parameters - H - 17 cm, B - 30 cm, to overcome the inter-floor height of 305 cm.
There is an elevator provided in the building. The building is partially insulated on the façade and repainted, with glazed balconies and loggias with PVC and aluminum windows and single metal windows, and a large part of the balconies/loggias towards the kitchens has been used and added to the area of the kitchens. In some places, the original glued wooden windows with single glass are preserved.
The construction system is called "Panel-lifted slabs" with longitudinal spacing of 3.60 m and transverse spacing of 3.30 m, 4.00 m, and 3.40 m. The walls are made of ordinary bricks "fours" (H=3.05). The structure consists of a monolithic reinforced concrete base - a common foundation slab, walls on the ground floor, panel-lifted slabs, assembly columns, and walls made of brick, enclosing walls made of brick "fours." Vertical loads and actions from self-weight and useful load are transferred from the roof and floor slabs to the wall elements and columns, to the ground walls, to the common foundation slab, and from there to the ground base.

The inspected building, located at ul. "Syedineniye" № 39, Haskovo, municipality of Haskovo, region of Haskovo, represents a 4-story multi-family residential building, monolithic construction with a reinforced concrete skeleton structure. The two stair cases serve two residential entrances, each with an exit to the north and south. The basement floor contains storage rooms. The building has an unused attic space. It was built and put into operation in 1960. In addition to four above-ground floors, there is one semi-basement. There are also non-residential units on the first and third floors – commercial, service and health consulting rooms.
The construction of the building is a monolithic reinforced concrete skeleton. All walls are made of dense ceramic bricks-single (25х12х6.5cm). As a result of a series of alterations, the majority of the first-floor area has acquired a different function than the predominant residential one. The structure and respectively the distributions in the two entrances of the building are mirror images. The structural (including the slab) height of the residential floors is 2.70m. All inter-floor slabs are reinforced concrete with an average thickness of 15cm with floor coverings. The clear height (from floor to ceiling) of the rooms is 2.55m (on average, depending on the type of flooring).
The staircases are monolithic reinforced concrete with direct natural lighting (windows on each intermediate platform). The stair railing is solid, made with masonry from dense ceramic bricks 12 cm and is 90 cm high. The flooring in the stair cells is monolithic mosaic. Both staircases lead to the attic space. The two parts – independent for each entrance are isolated from the stair cells by metal doors. The roof of the building is reinforced concrete with a 40% slope - made of reinforced concrete structure and ceramic tiles. The drainage is external with downpipes and streets. The downpipes are not connected to rainwater drainage. Roofing drainage is executed using galvanized sheet metal downpipes and hanging gutters.
The plinth of the building is protruded 5 cm beyond the façade surface of the ground floor and is shaped with cement burr. The facades are shaped with lime-cement plaster with façade coating. The window openings (except those towards the loggias) are shaped with profiled concrete frames, protruded 5 cm beyond the façade surface and under-window slabs protruding 10 cm. The balcony railings have a height of 60 cm on the solid part and 45 cm on the metal openwork railing.

"Building with administrative address Haskovo, ul. "Georgi Benkovski" №40-46".
The residential building, with an administrative address at "Georgi Benkovski" St. No.40-46, Haskovo, represents a multifamily residential structure built in 1989 as a prefabricated, reinforced concrete, frame-less, large panel construction, executed according to the standard project by KIPP "Glavproekt" for a construction system for large panel residential buildings (EPRB) BP-87-Gl-1. The building is located in UPI-II, quarter 207, Haskovo and consists of three entrances/sectors. The executed sectors are "322" for entrance "A", sector "312" for entrance "B" and "312" for entrance "C".
In 1995, a five-story annex was built on the southwest side of the building, adjacent to entrance "A". The structure of the annex features a monolithic, frame-beam design consisting of reinforced concrete foundations, slabs, beams, and plates. The enclosing and partition walls are brick and are non-load bearing.
Each floor of the annex consists of a single space, with the project anticipating the establishment of an entrance from the living rooms of the southwest apartments. A garage has been constructed at the basement level, accessible from the west. At the first floor of the annex, access from the living room has not been implemented, making this room unusable, while entrances have been established at floors 2, 3, 4, and 5.
The separate sections and the annex are divided by a deformation joint between them. The specified joint also serves as an earthquake-resistant joint.
Entrance "A" consists of 7 residential floors, a semi-buried basement level, unused attic space, and a machine room. The entrance door is oriented to the west. Vertical communication is performed through a two-flight reinforced concrete staircase and one elevator. Storage rooms (the apartments' basements and those for common use) are located in the semi-buried basement. Some of the corridors and basements have natural lighting via basement windows.
Entrance "B" consists of 8 residential floors, a semi-buried basement level, unused attic space, and a machine room. The entrance door is oriented to the west. Vertical communication is achieved by one two-flight reinforced concrete staircase and one elevator. Storage rooms are also present in the semi-buried basement, corresponding to the apartments and shared utility spaces. Some corridors and basements also have natural light via basement windows.
Entrance "C" consists of 24 apartments (8 studios, 8 one-bedroom, and 8 two-bedroom), with one of each apartment type located on each residential floor (a total of 3 apartments per floor).
On the intermediate landings and in the three entrances, one cleaning inventory room is provided, which on the ground floor is separated from the entrance to the respective section and has its own exit outside.
Over the years of operation, some apartments have undergone partial renovations and modifications – mainly glazing of terraces using a metal frame (angle steel) and individual plain glass or with PVC frames; partial closure of terraces using masonry from Ytong and PVC frames and in places – integration into the rooms.
At each entrance/section, the roof is of the "cold" type, with a ventilated attic space made of prefabricated roofing nomenclature elements. The finish is composed of roll bitumen waterproofing placed on a cement screed for inclination. In the zone of the cold roof, the facades are closed with cornice panels, some of which have openings for ventilating the unused attic space. The drainage of the roof is internal. The roofs over the machine rooms are at a higher level compared to the main roof of the building, with a single-pitched reinforced concrete roofing slab and external drainage. Access to the upper surface of the roof is via the machine room in each entrance, with access to the room from the last intermediate stair landing, using a metal ladder and through a metal solid cover. Access to the attic space is via an opening with a metal cover in the wall, using a portable ladder for access.
Flat roofs have been constructed over the entrance landings, also made of prefabricated reinforced concrete roofing elements – with waterproofing, plaster on their underside, and a pointed finish; the drainage is external, through spouts.
In places on the facades, an external thermal insulation system has been applied (executed over the years of operation by the owners of individual apartments). Some apartment owners have performed a foundation on some of the terraces with Ytong, finished outside with plaster, and inside – plaster and paint. Thermal insulation has been applied on the new masonry of certain terraces, with a finishing layer of mineral mortar.
No accessible environment has been provided for the building, according to REGULATION No. RD-02-20-2 from January 26, 2021, which aims to define requirements for accessibility and universal design of accessible environment elements in urbanized territories and buildings and facilities.

The surveyed building – block 8 in the residential complex "Badema", located in property 77195.717.16 according to the cadastre of the city of Haskovo, was built in 1989 as a residential building. The building is designed with large panel construction (EPRB), consisting of three entrances, A, B, and C, with five residential floors at entrance C, six residential floors at entrance B, and eight residential floors at entrance A, one semi-buried basement floor and attic space (cold roof).
The entrances for sections B and C are located on the northern facade of the building, while the entrance for section A is on the western facade. The doors to the basement at the entrances are metal.
Entrance A consists of 24 apartments, located three on each of the eight floors, as well as a basement. Entrance B consists of 18 apartments, located three on each of the six floors, as well as a basement. Entrance C consists of 15 apartments, located three on each of the five floors, as well as a basement:
The roof is flat, cold type, with roofing panels, with an attic space that is ventilated through openings in the facade panels. Access is from the last floor of each entrance via ship's ladders and metal hatches. Drainage is handled through funnels connected to the building's sewage system. The cladding along the edges and tops of the chimneys is made of galvanized sheet metal, which in places has been compromised and, in general, has corroded.
Some owners have replaced the old wooden frames with new PVC or aluminum profiles, while the remaining facade frames are made of glued wood and metal on the balconies. The frames of the stair landings are made of wood, in unsatisfactory condition, worn and damaged in places.

The building is free-standing. The construction system is EPRB with a longitudinal spacing of 3.60 m and a transverse spacing of 6.50 m. The walls are completed with hung facade panels (H = 2.80). The structure consists of monolithic reinforced concrete foundations, basement walls, and factory-manufactured prefabricated floor, wall, and roofing elements. It consists of two sections - entrances (A, B). The foundation has been implemented using monolithic, reinforced concrete strip foundations. Vertical loads and impacts from self-weight and live loads are transmitted from the roofing and flooring panels to the load-bearing wall elements, to the basement walls, to the strip foundations, and from there to the ground base.
