In this context, all elements of the building envelope (including roofs, facades, windows, and external doors) will be thoroughly examined, as well as the technical installations. To determine which interventions are necessary and feasible to meet the 2050 standards, the housing units will first be evaluated. WMR conducted an initial analysis for this purpose, after which it will be assessed whether additional measures are desirable or mandatory. In this assessment, a balanced consideration will always be made between the expected energy and functional benefits on one hand and the investment and implementation costs on the other. The minimally required works by Woonmaatschappij Rivierenland are explained in part III - Technical specifications. Any additional interventions are only proposed when they are proportional and efficient relative to the intended added value.
Also, the layout of the house will be checked and adjusted if necessary, so that they comply with the design guidelines from Wonen in Vlaanderen.

The project team is responsible for the study and monitoring of architecture, stability, techniques, EPB reporting (including EPC certificates), and ventilation reporting. The safety coordination is not part of the project team. The safety coordinator is appointed separately by the client. Not every member of the project team is required for all addresses. The necessity can be determined based on the proposed adjustments as described in annex H.
The assignment includes the sketch design, preliminary design, preparation of the environmental permit (if necessary), execution design, and the dossier 'basic procurement', examination of the submitted offers, and exercising project management. This is always done in accordance with the procedures of Wonen in Vlaanderen. Furthermore, the project team must also prepare condition reports before the units are taken into use. The condition reports must be prepared with the condition report program of Woonmaatschappij Rivierenland (current program: Chapps). Woonmaatschappij Rivierenland has equipment available that can be borrowed, on which the program is installed.
The designer must actively participate in all necessary work meetings required by the client, as well as in all consultation and participation procedures. For the complete overview of provisions and specific tasks, reference is further made to the contract in which these elements are elaborated.
The actual execution of the works will be carried out in phases. The current phasing is explained under the chapter technical specifications.
